Beat the 2025 Stamp Duty Increase.

What is Stamp Duty?

Stamp Duty Land Tax (SDLT) is a tax paid when purchasing property or land in England and Northern Ireland. The amount owed depends on factors like property value, buyer residency, and whether it’s a first-time purchase, a primary residence, or an additional property.

In September 2022, the UK Government temporarily increased the thresholds at which Stamp Duty applies, providing buyers with relief. However, these temporary measures end on 31 March 2025, after which higher rates will apply.

 

Current vs. Future Rates

Until 31 March 2025, homebuyers benefit from these thresholds on standard residential purchases:

  • 0% on the first £250,000
  • 5% on amounts between £250,001 and £925,000
  • 10% on amounts between £925,001 and £1,500,000
  • 12% on amounts over £1,500,000

From 1 April 2025, thresholds revert to pre-2022 levels:

  • 0% on the first £125,000
  • 2% on amounts between £125,001 and £250,000
  • 5% on amounts between £250,001 and £925,000
  • Higher rates remain unchanged.

For first-time buyers, the relief thresholds will also decrease:

  • Nil rate on properties up to £300,000 (down from £425,000)
  • Maximum purchase price eligible for relief reduced to £500,000 (from £625,000).

 

How Much More Could You Pay?

To illustrate the difference, here’s a comparison for typical property types:

For a detached property with an average price of £561,605:

  • Stamp Duty before 31 March 2025: £15,580.25
  • Stamp Duty from 1 April 2025: £18,080.25
  • Potential saving: £2,500

 

For a semi-detached property with an average price of £354,767:

  • Stamp Duty before 31 March 2025: £5,238.35
  • Stamp Duty from 1 April 2025: £7,738.35
  • Potential saving: £2,500

 

For a terraced property with an average price of £293,303:

  • Stamp Duty before 31 March 2025: £2,165.15
  • Stamp Duty from 1 April 2025: £4,665.15
  • Potential saving: £2,500

 

For first-time buyers, the impact is even greater. For example:

  • A £499,999 property will cost an additional £6,250 in Stamp Duty after March 2025.
  • A £625,000 property will cost an additional £11,250 in Stamp Duty after March 2025.
